New Union Wharf is located on Steward Street, Isle of Dogs, London E14 3JU. The first phase of the development is for 69 private sale units. The overall development is expected to complete by 2022 and will consist of 399 new homes, in a mix of 194 social rent, 48 shared ownership and 157 private sales.

The site covers an area of 1.7 hectares with its eastern boundary bordering the River Thames giving panoramic views over the water to the Greenwich Peninsula and the O2 Arena and is part of the strategically significant “The Isle of Dogs and South Poplar Opportunity Area”.

These are areas identified in the plan as being London’s principal opportunities to accommodate substantial numbers of new jobs and homes, with a mixed and intensive use of land assisted by good public transport accessibility. In this instance, an indicative capacity has been identified for the delivery of 110,000 additional jobs and a minimum of 10,000 new homes.

The development provides 7,500 sq.m. of potential 'child-friendly' play space. The total amount significantly exceeds the benchmark figure specified in the Mayor’s SPG, with formal and informal play facilities incorporated within the proposed courtyards, ‘home zone’ streetscape and enhanced landscaped walkway fronting the River Thames. For small children and toddlers, all new homes would have access to private amenity space in the form of balconies, terraces and a limited number of ground floor/podium flats with small private gardens that abut semi-private landscaped courtyards.

These courtyards are large enough to accommodate some doorstep play, with good surveillance for parents and guardians from the adjoining dwellings. Along its eastern edge adjacent to the river is a pedestrian walkway with direct access from all properties.

The London Plan requires all new development to meet the highest standards of accessibility and inclusion (not just the minimum required under the Building Regulations); and to ensure from the outset that the design process takes all potential users of the proposed places and spaces into consideration, including disabled and deaf people, older people, children and young people.

The new dwellings would be built to ‘Lifetime Homes’ standards, with 10% of all dwelling are either constructed to be suitable for wheelchair user residents or capable of adaptation in the future.

The design creates the appearance of ‘green’ space through carefully positioned trees and low-level shrub planting along the fluid shared space streets. The lighting, audio visual entry system and CCTV will provide security for residents. There are high OFSTED scoring schools nearby – from Canary Wharf College to Mayflower Primary.
